How do you know it's time to replace instead of repair?
A deck earns replacement when the problems live in the structure, not the surface. The signs we treat seriously: rot you can push a screwdriver into at more than one post or joist, a ledger connection to the house you can no longer trust, framing that’s soft or split in multiple places, and movement you can feel across the whole deck rather than one spot.
One bad board is a repair. A bad frame is a rebuild, and repairing the surface of a failing frame is spending money to hide the problem. If you’re not sure which side your deck is on, a deck inspection settles it with a written report, and honest deck repair is still the right answer for decks that only look worse than they are.
What if the frame is still good?
Then you might not need us for a replacement, and we’ll tell you that. When the posts, joists, and ledger are genuinely sound and only the decking and railings are worn out, replacing just the surface is a legitimate middle path: the structure stays, the boards and rails go, and the cost sits well below a full rebuild. We price that honestly as its own scope when the frame earns it.
The catch is that the frame has to actually earn it. Surface-swapping over marginal framing is the most expensive shortcut in this trade, because you pay for new decking twice. That call gets made from under the deck with a flashlight, not from the top looking down.
What does a full replacement include?

Because most replacement decks are attached to the house, the City of Austin’s permit exemption rarely applies to them; it only covers decks under 200 square feet, no more than 30 inches above grade, detached from the house, and not serving as an exit path (source: City of Austin, Work Exempt from Building Permits). Should the new deck be wood or composite?
Replacement is the one time the material question is genuinely open, because everything is coming out anyway. Plenty of our replacements keep wood: it costs less, and some homeowners simply like it. Plenty switch to composite: after fifteen or twenty years of staining a wood deck, never doing it again has real appeal, and modern Trex and TimberTech boards look far better than the composite people remember from the 2000s.
We install both, so the recommendation you get is based on your budget, your shade, and your patience for maintenance, not on what we’d rather sell.
Can the new deck be different from the old one?
Yes, and it usually should be. The old deck was designed for how someone lived twenty years ago. A replacement is the cheapest moment to fix what always bothered you: make it bigger, change the stairs, step it down a slope, or reshape it around how you actually use the yard. If you want to rethink it properly before we build, our design work handles that; if you want the same footprint back in better materials, that’s a clean, fast scope.
